If you live within a homeowners association (HOA) community, renovating your home may be a bit more complicated. Before you get the project started, you should seek approval from your HOA board first to make sure it adheres to the community’s governing regulations, also referred to as covenants, conditions & restrictions (CC&Rs).

DO Get Approval Before the Project

The CC&Rs should talk about the project approval process as well as what forms you need to submit to the board. Most HOAs may require you to submit a project proposal form. If you go ahead with the siding replacement without getting an HOA approval, the board will force you to stop the work and redo it completely. DON’T Rely on Someone Else to Understand HOA Requirements

As a homeowner, you need to understand your HOA requirements. Even if your siding contractor read your CC&Rs, keep in mind that it is your responsibility to ensure your siding replacement is compliant with the rules of your HOA board. As such, it’s best to discuss the rules and regulations before work begins. This way, your contractor fully understands the project and avoids any problems in the long run. Be sure to emphasize working hours and where debris or equipment for work can be placed outside your home. 

DON’T Forget to Let Your Neighbors Know

A siding replacement can be a noisy project. If you are disturbed, your neighbors are likely, too. For this reason, you should give your neighbors a heads-up about the project ahead of time. You can talk to them directly and explain everything about the project, including how long it will take to finish, and give them your contact information should they have any questions or concerns. Also, make sure your contractors only work during HOA-approved construction hours.
